For full management (which includes tenant find) a fee of 11% + VAT of the annual rent each year (i.e 13.2%)

For tenant find only (including rent collection) a fee of 7.5% plus VAT of the annual rent (i.e 9%) reducing to 4.5% + VAT of the annual rent (i.e 5.4%) on renewal or periodic extension of the tenancy.

For a Gas Safety Certificate a fee of £80 + VAT (i.e £96)

For an Energy Performance Certificate a fee of £60 + VAT (i.e £72)

For Check In/Out:

Studio/1 bed £130 + VAT (i.e £156). 2 bed £140 + VAT (i.e £168) 3 bed £150 + VAT (i.e £180). 4 bed £170 + VAT (i.e £204) 5 bed £180 + VAT (i.e £216). NB: If there are additional rooms and/or garden extra charges may apply.

For Inventory:

Studio/1 bed £140 + VAT (£168). 2 bed £160 + VAT (i.e £192). 3 bed £180 + VAT (i.e £36). 4 bed £200 + VAT (i.e £240). 5 bed £220 + VAT (i.e £264). NB: If there are additional rooms and/or garden extra charges may apply.

For preparing a case for arbitration in the event of a dispute regarding a deposit a fee of £250 + VAT (i.e £300)

For quarterly payments or refunds to HMRC a fee of £50 + VAT (i.e £60)

For attendance at a Court or Tribunal on behalf of a landlord for recovery of rent or repossession of a property a fee of £100 + VAT per day (i.e £120)

For our refurbishment service a fee of 10% + VAT of the contract price (i.e 12%)

NB: If Sulgrave Estates are not managing the property and are asked to carry out management related issues (e.g EPC, gas safety certificate etc) different fees apply.  Please call for details.
