Many landlords choose to manage their properties themselves, for others this is not possible.  With Sulgrave Estates managing your property you can relax. From the day the tenants move in we are on hand to ensure everything goes smoothly.

Prior to move in, we shall have gone through with the landlord in detail everything we need to know about the property.  From when to take the rubbish out to where to find the stopcock and everything in between.  Instruction manuals for all the appliances will be provided in a ringbinder together with a detailed document containing all the information the tenants will need.

We also provide some basic information for tenants that will help them to look after your property.  This includes our guide on how to prevent condensation, how to bleed a radiator and much more.  Our contact details will be in the ringbinder, together with the numbers for our recommended contractors in case of emergency.

Once the meter readings have been taken, we shall notify the suppliers and ensure a smooth transition of accounts for all utilities.  We do this again at check out so the landlord is not waiting for tenants to contact the suppliers themselves – which does not always happen straightaway!

You do not have to remember to carry out the annual gas safety check either.  We will do this for you using our Gas Safe registered contractors.

Sulgrave Estates holds a working float to manage expenditure on the landlord’s behalf.  This is maintained from the monthly rent. Expenditure is clearly logged to make annual tax returns as painless as possible.

When notified of a problem by the tenants, when at all feasible Lucinda Watts will personally visit the property to ascertain whether it is necessary to call out a contractor.  We always remember that is it your money and never incur a large expense without your permission.

We will carry out routine inspections of your rental property to ensure it is being maintained in accordance with the terms of the tenancy agreement.  You will be sent a Property Inspection Report after each visit.
