Landlords now have a legal responsibility to maintain clean water systems and carry out risk assessments for the possibility of Legionnaires Disease. The chances of legionella being present increases if the property is empty for a period of time. For example, student lets that are empty over the summer or void periods.
There are severe consequences for landlords in the event of an outbreak in their rental property. Being found negligent can result in prosecution.
